Saalfeld-Rudolstadt (Thuringia) – What an unusual real estate offer! In the “ads” an entire village is put up for sale. And all this for a price that would otherwise cost a single semi-detached house.
In Kamsdorf, just a stone’s throw from the Hohenwarte reservoir, the former youth village of Maxhütte awaits a new owner. An unusual system is offered at Kleinanzeigen. Requested bargain price: 390,000 euros.
Everything that belongs to the village
Area in Thuringia occupies about 24,000 square meters. There are 15 single-storey buildings made of solid stone, each with an area of about 100 square meters, as well as a central main building with a former dining room of more than 300 square meters. There are connections to electricity and drinking water. Currently, the drainage of the Lost Place is carried out through a sewer pit. The property has already been demolished.

The complex, located between meadows, forest and old trees, already looks like a small village. It is this character that seller Franz Eberich considers his greatest asset. A self-employed gardener and landscape designer bought a huge plot of land inexpensively in 2014. He told BILD: “We had the idea of decorating it beautifully and we assumed there would be a residence permit.” This was a misconception.

The buildings have no guaranteed existing protection. “The district office in Saalfeld is not prepared to allocate this site for permanent housing.” Reason: The object is located outside. Therefore, there is no development plan for them. Property. A 36-year-old man complains about this situation: “The facility is located only 200 meters from the center of Kamsdorf. We are talking about reforms in Germany. It’s just so difficult to implement new projects in this country.”

But according to the seller, the community is open to good ideas for use. It is up to the buyer to decide which plans will ultimately work. Authorities clarify. The owner told BILD: “Whether through an investor, the community or someone with an unusual idea. It is extremely important to me that this little village comes to life again.”
